Everyone wants to get top dollar for their home when they put it on the market. While your agent likely has a certain set of steps that he or she goes through to advertise the property on the market, there are a few ways in which you, the seller, can help to find a potential buyer for your home. Most of these ways are free of cost and require only a very limited amount of effort and time.

Showcasing the Property Online

The internet is a great way to potentially reach thousands of buyers – it’s inexpensive, and doesn’t take away from your initial listing. Once the house is showcased on one of the many websites that feature properties in the area, interested buyers will see the listing and get in contact with your agent if they want to see your home. Pursuing this route is relatively pain free and easy to do, even for those sellers with little to no experience advertising real estate.

Since the first thing that potential buyers see is the set of pictures, taking quality snapshots of the home’s exterior and interior will prove to be the most important step. Even an average digital camera will do the trick. No professional equipment is needed to take the pictures that are going to convince the interested buyers to establish the first contact. Make sure that the home is clean and organized before you take the pictures so that your home is showcased in the best light.  In some cases, however, hiring a professional photographer can add an extra edge to the portfolio of the property. Specifically, if you are selling a higher priced home, you may want to consider contacting professional real estate photographers. Generally, these professionals know exactly how to set the tone and take pictures that stand out from the rest on the website. This can lead to a faster sale and higher offers for the property. Good pictures are the Internet equivalent of curb appeal for potential buyers physically exploring a neighborhood.

Social Media

Home sellers now  have a world of social media at their disposal. With your agent’s help, you can feature your home on Facebook, Twitter, and even Instagram. Again, quality images are key, as they are the first thing that interested buyers will see. Use good judgment as well, and be very careful about sharing personal details about your home or family (for example, don’t list your personal phone number, and use your agent as a point of contact).

Bottom line: you can have an active role to play when advertising your home. Showing your home online with quality pictures increases the likelihood of finding an interested, qualified buyer.
